Home Energy Inspection
To conduct a Home Energy Inspection, I will collect data using an advanced energy calculator developed by InterNACHI to:
estimate the home’s yearly energy usage;
pinpoint potential energy inefficiencies;
develop recommendations for energy improvements; and
determine your potential energy savings.
The Home Energy eBook is included with your Home Energy Report. It describes additional steps you can take right now to save energy, increase your family’s comfort, and protect the environment.
Septic System Inspection
I will conduct an inspection of your onsite wastewater (septic) treatment system, assess its overall condition and maintenance, test for functional operation, and advise you of my findings. If the system is overloaded, I can recommend further steps you can take to remedy the problem.
Mobile/Manufactured Home Inspection
I will inspect your mobile or manufactured home for defects that are specific to those types of structures, including fire safety issues, and the plumbing, heating and electrical systems, as well as the home’s body, frame and foundation requirements. I will also check for affixed seals that certify that the home was built in compliance with U.S. federal housing codes.
Private Well Inspection
Private wells that are constructed properly are usually safe, but problems can occur that can introduce contaminants into the water supply. I’ll check your private well for basic structural issues and take a sample to test it for lead, microbial pollutants, and dangerous chemicals.
Annual Home Maintenance Inspection
Especially if you’re a new homeowner, an Annual Home Maintenance Inspection can help you understand and plan for the demands of maintaining your home properly. Some tasks are seasonal, and some items require more frequent attention. Let me help you start on the path of responsible homeownership by identifying any issues, and educating you about what should be done each year to keep your home in top condition. Even if you’re a veteran homeowner, my inspection can verify whether your home’s maintenance is sufficient, or whether any problems have developed during the past year.
Builder’s Warranty Inspection
Most builders offer a one-year warranty on a new home. I’ll come out during the 11th month and perform a full home inspection before the builder’s warranty expires. My non-invasive inspection is based on my observations of the visible and apparent condition of the interior and exterior of the structure, including its major systems and components. Following your inspection, you will receive a comprehensive report, complete with photos, that includes information on any materials defects and problems I found. Armed with this information, you can take any necessary steps to hold your builder and his subcontractors to their warranties while they’re still in force.
